Alita Constructions have just completed the new two storey Administration and Clubhouse Building for Amaroo Village. This is a milestone building for Amaroo and is symbolic of the growth and stability of Amaroo and will be a centre of social and recreational opportunities for our residents for decades to come.
Alita tendered by invitation and provided the most competitive submission and best value proposition, against a formidable and well recognised group of commercial builders. Amaroo were also pleased to be able to select and support a local builder in this region.
From the outset Alita advocated a principle of fairness and integrity and they certainly carried this through in the manner with which they undertook the project.
As the project was staged with forward works and was undertaken within an active existing retirement village in close proximity to many frail aged residents, Alita were greatly involved in ensuring our residents were safe and continually consulted with. Steve Montgomery, the Site manager was excellent at liaison and consultation with the surrounding residents, overcoming problems with proximity to dust, noise, vibration, anxiety and safety.
All of the Alita Staff, from Managing Director through to Receptionist were excellent, professional, competent and friendly to deal with. Alita genuinely understood the significance of the building for Amaroo and have ensured an extremely high quality of finishes and workmanship.
One of the unfortunate problems within the construction industry is the continuous decline in the quality of consultant documentation. This leads to inconsistency between disciplines and uncertainty for builders. This project experienced several inconsistencies within the documentation and we were very pleased with the proactive and positive approach that Alita applied to identify problems and to provide practical and cost effective or cost neutral solutions.
Despite the reality that the Works occupied a very tight, compromised site and there was a continuous interface with the Village residents/traffic, there were no major safety incidents, either externally with residents or the community, or within the site due to safety or workplace injuries. Safety standards and protocols were managed very well by Alita.
The program for the construction did run overtime, but this was due to two issues , not caused by Alita, namely excessive wet weather during the initial forward works causing dewatering problems and then lack of completed landscaping documentation at the end of the project. Otherwise, Alita adhered to a very tight construction program.
Amaroo asked Alita to integrate some Principal’s works within the construction program, such as floorcoverings and interior fitout and landscaping. Alita were very cooperative and integrated these scopes of works within their program.
I was personally pleased to meet with many of the Alita key trades and suppliers during the course of the Works. Without exception, they were all very respectful and friendly, all very keen to ensure a high standard of workmanship.
Now that the building is finished and we have taken occupancy, we are experiencing a few defects issues with services and systems (to be expected). Alita promptly address any issues that are raised and they are swiftly resolved without issue or problems.
Overall, the project was successfully completed to a very high standard of finish. Amaroo experienced a very competent, professional and friendly relationship with Alita during the entire course of the Works, without any conflicts. We would particularly like to recognise the attention to detail, diligence and friendly professional cooperation from Steve Montgomery ( Site Manager), John Swarts (Contracts Administrator) and Ian French (Project Manager) who were all integral to making this an extremely successful project for Amaroo and for making it a pleasant and enjoyable experience.
