Top 8 tips to have your commercial project built as fast as possible!

1. Work with a company that specialises in commercial construction.

2. Ensure that they are quick in delivering documentation, and give appropriate time frames for delivery.

Design and documentation and submission of the development application is done by Alita Constructions on behalf of the client to the Local Government. Having submitted many applications, Alita Constructions knows what is needed to get approval fast.

3. Make sure you are very clear about your requirements. Every change you make later on adds on time!

Every change you make later on adds on time, especially if the change needs to be made after the design stage has been completed or during construction. A clear indication of the following items before commencement of design will go a long way towards a smooth design process and transition into construction:

Your budget
The size and layout of your building
Company-specific requirements
Electrical usage and layout
Any specific design features, colours and logos that you would like to incorporate into the design.
Your intended fit out of the building, including the types of furniture and equipment that you will have in the building and the circulation space that they will need.

From our initial meeting, we have a process for gathering information to assist with the project definition to determine your project requirements. We seek to understand your business, your employees, your brand and your future business needs. From here a concept design is created, with a project brief, including preliminary estimates on the cost of the project to determine a budget.

4. Make sure that all primary decision-makers are present at every meeting, to avoid confusion over decisions.

5. Be prompt in responding and communicating during the design process and during construction.

Mark, our Building Consultant, will liaise with you and the appropriate consultants quickly and effectively. Throughout the project construction, our Construction Team will keep you up to date with the progress of the building.

6. Make sure that your development and building permit applications have been brought to council in person, and that you receive a receipt confirming their delivery.

As mentioned previously, Alita Constructions will handle this for you.

7. Make sure that your finance is approved as early as possible, and that your bank accepts your payment terms, to avoid delays later on with construction starting dates.

We have a good understanding of what the bank requires for your finance, so if you haven’t got finance yet, we can help you with this.

8. Make sure that you are confident in the builder you chose to construct your building. Key qualities to look for is that they promise to build on time, to your budget, and at a high quality and that they want to work with you as a team to deliver your project.
